A new property to hit Wagga’s real estate market brings room to relax (and grow) in the midst of a busy city.

PRD Real Estate Wagga sales agent Rebecca Jones has simple words to describe the relaxed feel of 77 Simmons Street in Wagga, also known as ‘Illyarie’.

“When you enter the property, it has a charm about it and it’s got that ‘home’ feeling,” she says.

“You get a really nice feeling of home when you’re walking in.”

The home is located in Wagga’s CBD and was built in the 1880s.

“It has a few of those old charm features,” she says.

Period features include high ceilings and French windows. Illyarie also has three bedrooms (two with built–in wardrobes), one bathroom and two parking spaces in the attached garage.

The home also boasts ducted gas heating, and the high ceilings give a sense of space.

“This one is a bit more roomy than others, with indoor space to enjoy with family and friends,” Rebecca says.

“The backyard is quite a nice, spacey area, as well.”

There is a pergola with a paved area at the back of the house, serving as the perfect place to sit in the mornings with a cup of coffee.

“That gives you some space outside to unwind,” Rebecca says.

“It’s quite a leafy green backyard, as well, with trees and shrubs providing privacy.”

Illyarie has broad appeal to a range of demographics looking to buy a home.

“This would suit someone wanting to downsize into a property that’s smaller than their current one, but still large enough that they can enjoy the outdoors and indoors,” she says.

“You’ve got first home buyers or families that could come into the property and put their own spin on it.

“But if you want to renovate, it’s a property where you can live in the house and renovate as you go,” she says.

Illyarie is also centrally located within Wagga and provides easy access to the wider area.

“You’ve got your public transport, your shops, your coffee shops nearby, and there are parks and that sort of thing in walking distance,” she says.

The home is also currently being used as an Airbnb, meaning it could be a potential income source for the next owner.
