“This is something very different for Wagga. It’s a very impressive home,” he said.

“It has been designed by architects from the Gold Coast and is typical of the sort of home you would see in that region. It has been designed to capture nearly every element of where the block is positioned.

“You could forget that you are in Wagga.”

“It’s typical of the very high level of workmanship that has been done by Todd at TG Homes.

“He has put a lot of effort in the whole place from front to back. He’s really gone over in his undertaking to make it stand out.

“No, the kitchen might not be to everyone’s taste, but when you are building a custom home you don’t want something that is to everybody’s taste because then it becomes very much a LEGO box effectively. That, in itself, is unoffensive but in a build like this you really want a home that is going to capture the emotion and the heart of the buyer.”

Ryan said the $1.395 million price tag was a fair price for what’s on offer.

“Take the main bedroom for example. It faces all the way back over bushland and reserve which is the Wiradjuri Walking Trail. You’ll wake up feeling like you’re in a bit of a hinterland.

“The front of the house has an oversized front door and garden landscaping that spills over from the roof in clever planter boxes that are all system controlled and wet sealed. It’s all those extra details that really make it stand out in the streetscape.”

There’s herringbone flooring in all the living spaces and travertine French pattern tiles in the wet areas.

“TG Homes have kitted out everything. There’s an integrated fridge and freezer, a security system and a lot of extras that you wouldn’t normally find in a brand-new house. The new owners won’t have to do anything when they move in, just unpack and relax.”

Ryan said Lloyd was the ideal location for a property of this distinction.

“There is a lot of quality builds in the area and Lloyd is a strong suburb for sales with lots of infrastructure.

“It has shopping, the roads and proximity to schools that the northern side of town doesn’t have so it’s very well positioned.

“There’s also nowhere else in town that you can buy that backs on to that reserve.”
