Many homes claim to do it all, but 152 Ivydale Road, a five-bedroom, two-bathroom property on 50 acres just a quick drive from Wagga’s centre, really does.

Fifty acres of land open up myriad possibilities for a hobby farmer, someone moving off a larger property that still wants the freedom of owning some land or someone who wants to generate some income without managing too much.

“You could use the land as a second income stream, with oats, sheep or cattle, which is how it’s currently used or you could just enjoy the space and leave it,” Professionals Wagga Wagga director Paul Irvine says.

A substantial veggie patch means that a smaller farm to supply the pantry is entirely feasible but the property is also already geared for larger operations.

“Beyond the land itself, there’s a five-bay hay shed, established fencing, water to each paddock, multiple water tanks, a spring-fed dam and a 20 x 9.5m enclosed shed with two storerooms, solar power, plumbing and a shower,” Paul says.

“Everything you need to run a few head of cattle or plant some crops is already here.”

The location, just 20 minutes from the heart of town, means the homeowner doesn’t have to live out in the sticks to have their farm.

The home itself is just as exceptional as the land. A custom-built house, it was designed to take maximum advantage of the northerly aspect.

“It was built to capture every angle of the countryside; one window takes in the view of distant hills, another takes in roaming cattle, and another goes out to lush canola fields,” Paul says.

“Add to that the numerous skylights, and the home makes a real impression.”

Four of the home’s five bedrooms have walk-in wardrobes; there are two separate living areas, a mudroom, a separate laundry, and a storage room. The open-plan living area opens out through large sliding doors to the alfresco space.

“Everything in this property has been designed on a large scale. That’s true of the main suite, with its walk-through robe and ensuite with double vanities, and it’s especially true of the alfresco area,” Paul says.

The alfresco is perfectly outfitted to host everything from smaller family gatherings up to big occasions like Christmas. With plenty of under-roof space, a ceiling fan, a fridge and a built-in barbecue, it’s wanting for nothing.

The alfresco is served by a large kitchen, with a feature island bench and a walk-in pantry featuring its own sink.

“This is a six-star build and everything has been built to the highest possible standard. You can see that everywhere you look,” Paul says.

Features include a reverse-cycle ducted heating and cooling system, a gas fireplace, a 10 kW solar system, and a solar-electric front gate.

Despite the property’s country setting, acreage, sheds, and water facilities, it’s closer to town than you might expect.

“You can really get the best of both worlds here, the freedom of a country property and the comfort of a recently built, all-inclusive home close to town,” Paul says.

One hundred and fifty-two Ivydale Road embodies the best of what modern country living is – spacious, expansive living, without compromising amenity and convenience.
