Hard to imagine what this Wagga home could be missing

Perched on one of the highest blocks in Bourkelands, 85 Brooklyn Drive is a five-bedroom, two-bathroom property perfectly designed for a family to spread out and enjoy.

This property has been masterfully planned to give everyone in the family their own space.

“If you look at the floorplan itself, it’s been put together in such a way that the kids can use the rumpus room and the parents have the office,” PRD Wagga Wagga agent Ryan Smith says.

“There’s also a large basement which would work well as a man-cave, workshop space or retreat.”

If the secondary living spaces promote quieter moments, the main living space is for living large, with its sunny living room and dining room as well as a prominent breakfast bar in the kitchen great for dinner parties.

“The main open-plan living area was made for people to come together and enjoy each other’s company; it just feels so open and bright, largely thanks to a high raked ceiling with triple skylights,” Ryan says.

The kitchen, with its walk-in butler’s pantry, makes everyday meals and big entertaining occasions a breeze.

“Those moments where you do want to come together and celebrate are made much easier with that kind of kitchen, which is open and doesn’t cut the chef out of the conversation,” Ryan says.

Each of the bedrooms, with their nine-foot ceilings and Venetian shutters, is similarly expansive, with the best saved for the main suite.

A large walk-in robe and an ensuite make this an ideal retreat and its position away from the rest of the bedrooms guarantees peace.

Not to be outdone, the outdoor space is just as exceptional as the indoor offering, with an impressive number of areas for a family to enjoy.

“Immediately out of the sliding doors from the living area is the alfresco, itself an impressive spot with a TV, a ceiling fan and plenty of room for a barbecue,” Ryan says.

“And it continues on.”

The backyard features a firepit, a sandpit for the kids, grassed areas, room for a trampoline and of course, the pool.

“It’s so unusual to have a backyard with this kind of accommodation. The youngest kids could very easily play in the sandpit, while older kids go for a swim and the parents enjoy the firepit,” Ryan says.

Further adding to the backyard’s appeal is the fact that it backs onto a reserve, meaning that it often feels like the backyard extends all the way out to the treeline.

“We had an inspection recently where we were out there and there were kangaroos off in the trees. It’s a special resource to have right out the back,” Ryan says.

“And obviously it means fewer neighbours and thus, less noise. Add to that the elevated position providing a beautiful view over the suburb and it’s a great combination for seclusion.”

Though the home feels secluded and private, with the reserve providing plenty of room to roam, it’s just a five-minute drive to Lake Albert and a 10-minute drive to the centre of town.

“It’s hard to imagine what this home could be missing,” Ryan says.
